The Leasing Success Associate is a business leader who dominates customer service and oversees the onsite leasing closing process and facilitates all sales efforts for the residential apartments in the community. This position must be willing to drop anything and everything for a new prospect or existing customer. The Community Manager will rely on the Leasing Success Associate to be a quick thinker and a super resourceful do-er with a customer obsessed mindset.


RESPONSIBILITIES:

  • Eats, sleeps, and breathes customer success and manages the on-site team’s focus around customer satisfaction
  • Responsible for closing all leads by driving customers to submit a rental application
  • Manages conversion rates, all customer follow up, and adheres to The X Company’s Leasing Process
  • Responsible for maximizing the sales CRM to its fullest extent, recording phone calls, prospect notes, and setting follow up reminders for each prospect; ensures all leasing traffic is entered and catalogued correctly
  • Assist customers in the application process and push for the close, every time
  • Ensure all customer fees and deposits are collected in a timely manner
  • Audits all online marketing daily and reports any issue to Leasing Manager
  • Responsible for actively learning and developing skills in accordance with The X Company’s Leasing Process
  • Suggest marketing plans, leasing strategies, and pricing adjustments to present to Leasing Manager
  • Responsible for familiarizing yourself with our competitors and knowing how and when to sell our competitive advantage
  • Be a janitor when necessary; walks all units prior to the first showings of the day
  • Other ad hoc duties as instructed by Ownership and Leasing Manager

QUALIFICATIONS:

  • Insatiable drive to deliver exceptional customer service in all situations
  • Relevant sales experience, or applicable experience in hospitality, retail, or property management useful
  • Familiarity with sales CRM software required; familiarity with property management software for managing rent payments, maintenance requests, and other inquiries helpful but not required
  • Tech savvy; able to manage data in multiple systems, including CRM, intercom, package lockers, calendars, and common area displays
  • Able to consistently craft grammatically correct and personably written emails, flyers, and other notices
  • Embraces strategic guidance, problem-solving and new ideas

REQUIRED CERTIFICATES, LICENSES, REGISTRATIONS:

  • Real Estate license as required by state regulations - preferred

PHYSICAL DEMANDS

  • Must be able to lift up to 15lbs. on an occasional basis. Ability to tour the property with prospects on a regular basis is required.

WORKING CONDITIONS

  • General office conditions. May be exposed periodically to weather elements when touring the property.
